Ca organizare esre pe subsol, demisol, parter, etaj, mansard\u0103 \u015fi pod. Are 20 de camere \u015fi 15 b\u0103i \u015fi<\/p>\n\n\n\n<p>\u00centr-un Bucure\u0219ti al marilor speran\u021be, alimentate de sf\u00e2r\u0219itul Primului R\u0103zboi Mondial, doctorul Ion Moscu \u00ee\u0219i construia un imobil pe un teren cump\u0103rat de la familia Catargi, pe strada C.A. Rosetti nr. 19 din Bucure\u0219ti.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Cine a fost doctorul Ion Moscu<\/strong><\/h4>\n\n\n\n<p>&nbsp;Doctorul Ion Moscu a fost o personalitate de prim rang a epocii, fiind primul medic rom\u00e2n specializat la Paris, doctorul Patriarhului Rom\u00e2niei \u0219i al Casei Regale. Planurile arhitecturale ale casei sale au fost realizate de celebrul arhitect Gh. Cele peste 120 de proiecte ale sale dateaz\u0103 din perioada interbelic\u0103 \u0219i se g\u0103sesc \u00een cea mai mare parte \u00een Bucure\u0219ti. Re\u0219edin\u021ba Patriarhal\u0103, Schitul Darvari, Spitalul Gomoiu \u0219i numeroase vile, locuin\u021be colective \u0219i monumente funerare \u00een cimitirul Bellu. Stilul s\u0103u de \u00eenceput mizeaz\u0103 pe elemente neorom\u00e2ne\u0219ti. La acestea se adaug\u0103 treptat rezonan\u021be moderniste, Art Deco, balcanice sau influen\u021be ale artei decorative bizantine. Restric\u021biile impuse de regimul comunist \u00eel fac s\u0103-\u0219i abandoneze activitatea de proiectare. Se dedic\u0103 timp de 30 de ani meseriei de profesor la Facultatea de Arhitectur\u0103 din Bucure\u0219ti.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Solu\u0163ia reconversiei vilelor vechi \u00een hoteluri<\/strong><\/h4>\n\n\n\n<p>Solu\u0163ia renov\u0103rii unei vile vechi \u015fi transformarea \u00eentr-un hotel poate fi o solu\u0163ie foarte interesant\u0103. Aceasta poate deveni \u015fi extrem de profitabil\u0103. Din cauza cheltuielilor de \u00eentre\u0163inere enorme \u015fi a retr\u00e2ngerii nevoilor locative \u00a0familia nobiliar\u0103 Hessisher a decis \u00een urm\u0103 cu mai mul\u0163i ani s\u0103 renun\u0163e s\u0103 locuiasc\u0103 \u00een re\u015fedin\u0163a lor istoric\u0103, practic un palat din centrul ora\u015fului Frankfurt, \u015fi s\u0103-i dea alt\u0103 destina\u0163ie. Construc\u0163ia cu arhitectur\u0103 art deco este de dimeniuni foarte mari,interiorul glamuros cu \u00eenc\u0103perile foarte \u00eenalte, multe dependin\u0163e. \u00centreg parterul era ocupat de diverse s\u0103li extrem de generoase \u2013 de mese, de evenimente speciale, holuri, saloane, terase, \u00een timp ce la etajele superioare se g\u0103seau apartamente cu dormitoare, cabinet, birouri \u015fi b\u0103i. Ca exemplu de nivel, servirea meselor la restaurantul hotelului se face \u00een servicii de po\u0163elan Sevres.. \u00a0\u00a0<\/p>\n\n\n\n<p>\u00cen Spania, de exemplu, \u015fi nu numai, odat\u0103 cu cre\u015fterea spectaculoas\u0103 a num\u0103rului de turi\u015fti precum \u015fi de emigran\u0163i, multe cl\u0103diri, case sau blocuri mici au trecut printr-un process de renovare \u015fi reconversie \u015fi s-au transformat \u00een (mini)hoteluri de lux dar \u015fi mai ieftine, cu facilit\u0103\u0163i limitate, de\u015fi ofer\u0103 un standard interesant, cu mobilier clasic \u015fi elegant.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Avantaje \u015fi dezavantaje<\/strong><\/h4>\n\n\n\n<p>Revenind la ideea de reconversie a vilelor interbelice de la noi \u00een (mini)hoteluri eist[ avantaje ;I dezavantaje. Pe de o parte, holurile mari de la parter pot fi lesne transformate \u00een s\u0103li de recep\u0163ie. Fosta sufragerie poate deveni minirestaurant iar \u00een sezonul cald poate fi extins pe o teras\u0103 \u00een curte, chiar dac\u0103 aceasta este de dimensiuni mai mici. Scara interioar\u0103 este un avantaj important iar dormitoarele de la etaj \u00een camere duble de hotel.<\/p>\n\n\n\n<p>Un dezavantaj este legat de stilul de via\u0163\u0103 ai anilor trecu\u0163i. Apartamentele \u015fi chiar vilele dispuneau de un num\u0103r insuficient de b\u0103i \u015fi toalete. Pentru adaptare, reconversia va implica bugete de amenajare destul de consistente. Un avantaj ar putea fi dimensiunile foarte mari ale dormitoarelor care ar permite amenajarea unui spa\u0163iu de baie. Podul poate fi amenajat \u015fi organizat \u00een camere mai mici deservite de baie. Un avantaj important ar putea fi folosirea mobilierului \u015fi accesoriilor vechi, eventual recondi\u0163ionate, ceea ce ar aduce un plus statutului loca\u0163iei. La amenajare se va \u00een continuare pe un stil clasic. O parte dintre ele sunt dotate cu balcon sau logie.
